The first step is the study and drafting of the purchase and sale contract after verifying that the contract complies with current Spanish legal regulations.

After this, a search must be carried out in a public registry known as the Property Registry, in order to verify the ownership, charges on the property and construction permits are correct. Likewise, we will verify that the property is free of encumbrances, so that with your purchase no encumbrances are transferred that will later have to be dealt with.

In particular, in the event that the sale is made directly to the builder, we will obtain a bank guarantee for each payment you make, so if the builder has financial problems before completing the construction, we will not lose your money, and we will be able to claim it if it is not returned to the Spanish Courts.

The next step is to give us power as your legal representatives in Spain, necessary in the event that you cannot sign the Deed of Sale of the home before the Notary or if it is necessary for other administrative provisions, this document will allow us to act on your behalf. without you being present.

This is a simple process. We will prepare the Power of Attorney and make an appointment at the notary for you to sign it. If you are unable to carry out this action, we will send you a copy of the power of attorney, translated into both languages, so that you can sign it before a notary public in your country of origin. In this case, the power of attorney will have the Hague Apostille to authenticate the document.

The last step is to sign the Deed of Sale at the Notary's office, at which time the agreed price will be delivered and you will receive the keys to the property. And once said deed is signed, it is necessary to register the property in the Property Registry, in his name as the owner of said home, and proceed to pay the taxes derived from this purchase.
